Vanish Patel started his journey towards financial independence in the winter of 2001 when he became a full-time property investor.

With the success Arsh experienced in managing his father’s portfolio, it was time for him to develop his own. Within a short time frame, he began purchasing properties within the Wolverhampton region which currently generate a high income and can boast an impressive 20-30% yield, within the UK. Not many of Arsh’s competitors can present this form of success.

In the Property World today, having “No Money” is no longer an excuse that can be used, and 30 Year Old Peter Iwaniszewski blows that excuse out of the water. Peter is someone who has a Multi Million Point Property Portfolio because he has completed many joint ventures successfully. Peter Iwaniszewski (only 30 years old) has raised almost £1 million of Joint Venture Finance and his Joint Venture Pot is continuously growing. Peter is also a full time property investor, mentor, and trainer. During the last 6 years Peter has built a multi-million pound property portfolio consisting of single lets and multi lets. He has been a full time investor since 2009 and in that time has not only built his own portfolio but has helped many others too through the services Peter Offers.

He has used joint venture finance to complete on various property deals in both the buy to let and buy to sell departments. He will also be speaking about how to complete Joint ventures successfully and the factors you must look out for to make sure it is a win/win situation for all parties.

Jim Haliburton’s Story

Jim began property investing in 1991 letting rooms to students. He immediately discovered that by renting out individual rooms to his student tenants this would generate between 3 and 5 times more rental income as opposed to letting the house out on a Single Let basis. Thus he began to specialise in acquiring and converting properties into HMOs (Houses of Multiple Occupation) to maximise his investment returns.

In July 2003 he left his job as a College Lecturer, where he was lecturing in Law and began to buy investment property full time. At that point he set himself a target to purchase a further 50 properties before the buy-to-let boom finished, which he felt would only last a further 12 months. In the end it took him 18 months to purchase those 50 properties and the boom went on until 2008. Jim now owns 106 HMO’s, 30 Single Let properties and he also has 19 Lease Option Properties. In all he has a portfolio comprising more than 780 rooms and still counting.

He owns a Letting Agency called J 9 Accommodation which employs 6 full time employees who look after his property portfolio as well as other landlords properties. He also has a 6 man building, maintenance and refurbishment team to look after the overall maintenance of his portfolio.

Jim’s other love apart from property is teaching. He loves to lecture. He regularly holds Property Training Courses and Property Management Training Workshops at his company offices focusing on investing in Houses of Multiple Occupation. These courses are aimed at investors who want to maximise their income from property investing.
